How to choose the right kitchen for your rental property

As a property owner looking to find tenants, it is important to find the balance between having a property that entices the renters you want and creating a property that looks great but whose improvements add nothing to the rental value.

New kitchen for your rental property

In an ideal world, every tenant would love and care for their rental property as if it was their own, in reality however, this is not always the case and rental properties can often be left uncared for.

When a rental property becomes vacant, look at it with a business eye; for example, if you add a high spec bathroom with waterfall shower, are you going to be able to charge a higher rent? If not, then consider scaling down your plans. Think also about the market your property will appeal to, a four-bed house in a great catchment area is likely to attract a family rather than young professionals so spend time and money ensuring the garden looks great and on communal areas such as the lounge and kitchen.

New kitchen for your rental property

Whoever your intended audience, one room that is key to attracting desirable tenants is the kitchen. In some cases it may be that the existing kitchen requires only a clean or quick revamp, in other properties it may be better to replace the existing kitchen with new cupboards and appliances. If your rental does require a new kitchen then once again consider your audience, young professionals may want a kitchen that is modern and equipped with a few high-tech gadgets.

Our Fleet slab door collections are 18mm MDF with a tough painted finish on the sides, offering greater protection against water ingress than an edged door and absolutely zero chance of delamination, as well as a colour-matched melamine internal face for a high quality finish. Our j-pull door – Lea – is a 22mm MDF door offering a more substantial j-profile than other trade kitchen ranges, meaning less likelihood of damage before, during or after installation, so you can fit and forget, reducing the time and hassle. Fleet and Lea are both available in a range of 13 gloss and matt stocked finishes, ranging from constant classic favourites like White and Light Grey to warm neutrals like Cashmere and the hugely popular Indigo and on-trend Fir Green.
